What's the real budget for a first home in Rajkot?

My budget is around ₹70-75L for the property itself, but I'm completely lost on the total out-of-pocket expenses. Everyone talks about stamp duty and registration, but what about interiors, modular kitchen, electrical fittings, society charges, OC, all that stuff? What's a realistic percentage on top of the property price that I should actually keep aside? Also, should I even be looking at new launches, or is a ready resale flat safer for a first-timer like me? I don't want to get stuck with delays or unexpected costs later. Any thoughts on what to budget beyond the property price? Really appreciate any experiences shared.
