Spent the whole Sunday checking out options in Dwarka and Saket, honestly my head's spinning. Saw a couple of projects from Godrej Properties and DLF, also Birla Estate. Everyone talks about brand names, but what's the real construction quality like after possession? I'm worried about plaster cracks or seepage later. And their on-time delivery track record? My parents keep saying builders always delay. Also, how's customer support once you've booked? Should I trust these bigger names blindly for my first 3BHK in the ₹2.5Cr range? Not sure if it's worth the premium.

Yaar, I completely feel you! My head is spinning too. We're also looking for our first 3BHK, same budget range, and the brand name vs. actual quality dilemma is real. Everyone says 'go with big builders for peace of mind', but my friend bought a flat in a Godrej project near Dwarka Expressway, and after 2 years, seepage issues started. Customer support was a nightmare, they just passed the buck. So, premium doesn't always guarantee problem-free, sadly. It's so stressful for first-time buyers like us.
