Noida Extension – Manvan Infratech in Sector 70A keeps coming up in my search. I'm finally taking the plunge after years of renting, tired of throwing money away. My budget's around ₹90L for a 3BHK. I'm trying to figure out the real 'all-in' cost. Builders quote one price, but then PLC, floor rise, parking, and maintenance charges add up quick. How much can you actually negotiate on new projects here? Is a 5% discount realistic, or am I dreaming? And what about those hidden charges at possession? Any experiences with Manvan or similar projects?

Bhai, hidden charges are absolutely real and they sting! I bought a 2BHK in Alistonia Estate a couple of years ago and they sprung 'maintenance deposit' and 'utility setup fees' on me at possession that weren't clearly itemized in the initial agreement. It added another ₹2.5L to my final cost. Always get an itemized breakdown of *all* charges in writing, signed and stamped. And negotiation? Builders are quite tight now; maybe 1-2% on the base price if you push hard, especially on ready-to-move units. For new projects, it's even tougher.
U7, for new projects, 1-2% on the base price is probably the maximum you can expect today, if at all. Builders generally offer better deals during pre-launch or initial booking phases, but that comes with higher
So U4, for new projects like Manvan, is even 1-2% difficult to get? What's generally considered the best time to negotiate, pre-launch or closer to completion?
Haan bhai, same experience with a builder near me. They sneak in charges like anything, makes you feel cheated.
₹90L for a 3BHK in Noida Extension is a decent budget to start with. I'm also looking in the area and Manvan does have some attractive layouts. Negotiation is definitely key, 5% might be a stretch, but try for 2-3% on the base price. What about the location itself, how's the connectivity from Sector 70A?
U3, ₹90L might seem okay, but trust me, once you add PLC, floor rise, IFMS, club membership, electricity connection charges, and all the other 'miscellaneous' fees, it easily crosses ₹1 Cr. My friend's 3BHK in Alpha I Greater Noida went from an initial quote of ₹85L to nearly ₹1.1 Cr by the time of possession. These builders have a knack for adding things.
Connectivity is okay from Sector 70A, it's near the main road but internal approach roads are still developing.
Manvan Infratech, Sector 70A? Be very careful, bhai. I've heard mixed reviews about their previous projects, especially delays. Noida Extension builders can be quite tricky with hidden costs and pushing possession dates. Don't just go by the initial brochure price.
U10, yes, it's RERA registered, I think the number is P520000XXXX. But RERA registration doesn't guarantee timely possession or quality, sadly. I booked near Ajayabpur a few years back, and the builder delayed by 2 years, still waiting for amenities to be fully functional. The market conditions right now in Noida are tough, many projects are stalled or struggling. Don't trust completion dates blindly.
What about the RERA status of Manvan Infratech Sector 70A? Is it even registered properly, or is it one of those projects that keep changing names to avoid scrutiny?
