What's the real daily life at Titanium SPR?
The premium segment in Sohna feels like a gamble sometimes. I'm seriously considering Signature Global Titanium SPR for an upgrade. Currently in a 2BHK in Sector 49, but the ₹5-6 Cr price tag for a 3BHK or villa there is making me think twice. Is it genuinely good for daily living, ya sirf paper pe accha dikhta hai? I'm worried about the actual apartment layout and carpet area efficiency; floor plans always look spacious on paper but real life is different. Builder ka track record on amenity delivery is also a big concern. Are the pool, gym, clubhouse, etc., actually well-maintained and usable, or just for show? Any residents or recent buyers who can share their honest experience on the actual livability and amenity quality? Does the premium justify the daily experience?

My biggest red flag is the amenity delivery. I booked a flat in Baliawas a few years ago, and the builder promised a state-of-the-art gym and clubhouse. Fast forward to possession, the gym had half-broken equipment, and the clubhouse was just an empty shell with a leaky roof. They just did the bare minimum to get the OC. For 5-6 Cr, you should get what's promised, not just on paper. Make sure to get everything in writing and check their previous projects' amenity status.
I'm also looking at this project. The total units are 613, that's a lot of families. I'm worried about the density and how that affects daily life, like parking, elevator wait times, and clubhouse overcrowding. Has anyone visited the site or spoken to their sales team about the actual construction progress? They say 'ongoing', but what's the ground reality? And what about the actual carpet area for a 3BHK, can anyone confirm the efficiency from the floor plans?
But isn't Signature Global a pretty big name? They have delivered many projects. Maybe the premium price is justified for the brand and the expected quality. Sohna is developing fast, especially with the new infrastructure plans. This could be a good long-term investment, no?

True, Sohna is developing, but 5-6 Cr is serious money. You can get a decent ready-to-move-in property in other parts of Gurgaon for that. Is the 'future potential' worth locking up that capital for 7 years?
Big name doesn't always mean smooth delivery. My cousin booked with a 'big name' in Basai, and they still struggled with amenity completion post-possession. The pool was green for months!
5-6 Cr for an under-construction project with a 2031 possession date? That's a massive risk, yaar. Gurugram market mein toh abhi bhi bahut fluctuations hain. What if the project gets delayed even more? My friend had a terrible experience with another builder in Badshahpur for a similar price point, possession extended by 3 years.
The RERA number for Titanium SPR is GGM/831/563/2024/58, dated June 3, 2024. It's very new. This means construction is probably just starting or in very early stages. 2031 seems realistic for such a large project (613 units) if they stick to it, but builder delays are common.
Exactly! Delays are the biggest fear. My uncle's project near Baharampur Naya was supposed to be 2025, now it's 2027. It's a nightmare waiting so long after paying so much.

Dekho, location wise Sohna ka future toh bright hai, especially near Airport Road connectivity. But for 5-6 Cr, amenities are a must, not an option. If they don't deliver, it's a major loss. Builder ka record check karna bahut zaroori hai.
Totally agree with U1. Plus, possession 2031 hai, which is almost 7 years from now! Sohna mein tab tak kya rate hoga, kaun jaanta hai. It's a huge bet, especially with that price tag.
Bhai, carpet area ka concern toh genuine hai. Builder log hamesha super built-up area dikhate hain, actual flat kitna chota lagta hai andar se. I've seen it happen too many times.
