What's the real deal with brokers in Gurgaon property?
Since October, I've been trying to figure out if I got the best deal on my 2BHK. Just moved into DLF Phase 3 last month, possession was in March, and honestly, there are so many things nobody tells you before. I went through a broker for my Landmark Infonet Pvt. Ltd. flat, thinking they'd get me a better price, but now I'm not so sure. They pushed a higher floor with a decent PLC, saying it's for 'better views and appreciation', but the maintenance is already pinching. I'm wondering if going direct to the builder actually saves money or if brokers genuinely have some wiggle room. And what about secondary market deals? Could I have negotiated harder there? My neighbor got a similar 2BHK resale in Sector 82 for less, apparently. Is it even possible to avoid PLC or floor-rise premium, or is that just standard practice now? What's everyone's experience with brokers versus direct builder deals in Gurgaon?

Bhai, you're not alone! Brokers in Gurgaon are a mixed bag, yaar. Some genuinely help, others just push whatever gives them maximum commission. Going direct to builder *can* save you brokerage, but sometimes brokers have inventory not openly advertised.
Exactly! I'm also a first-time buyer and this whole broker scene gives me so much anxiety. Lagta hai sab lootne baithe hain.
