What's the real experience at Priyanshi Heights or Eco Village?
My lease ends in 3 months and I really need to finalize a flat. I'm looking at Priyanshi Heights and Supertech Eco Village in Greater Noida. Both are completed projects but I'm worried about hidden issues after moving in. Has anyone bought in either? How smooth was the handover process? Also, what's the metro connectivity like from these places for daily commute? Is it too much of a hassle?

My colleague bought in Eco Village 2 years ago. He faced delays in getting the completion certificate and then minor leakages after moving in. He says the overall experience was stressful, but now it's settled. Priyanshi Heights with 'RERA Not Applicable' and future possession for a 'completed' project seems like a bigger risk. Maybe look for properties in Alpha I Greater Noida? Thoda expensive hoga, but peace of mind milegi.
Supertech Eco Village has seen some appreciation in property value over the last few years, especially since the metro expanded. But like U5 mentioned, maintenance is a concern. For a first-time buyer, it's a tough choice between a known builder with issues and an unknown one with red flags. Don't rush into it.
I visited Priyanshi Heights last month. Construction looks okay from outside, but the amenities are still a work in progress, not fully 'completed' as they claim. The sales guy was very pushy about the 'limited units left'. Made me suspicious. Handover ke time par bhi bahut issues aate hain, especially with the finishing.
I'm also looking at Priyanshi Heights because the price range (₹43 L – ₹48 L) fits my budget, but that RERA status is bothering me. Metro connectivity was my main concern too. Is it really that far from the nearest station? I work in Delhi and need good public transport options.
Budget mein toh aata hai, par baad mein hidden costs bahut nikalte hain. Maintenance, commute, power backup. Supertech Eco Village is slightly better connected but still not walking distance. You'll definitely spend extra on last-mile connectivity daily.
From Priyanshi Heights, the nearest metro is probably Noida Sector 142 or 143. You'll need a feeder bus or an auto for sure. It adds around 20-30 mins to your commute one way. For daily Delhi travel, it can be a pain, trust me. I used to commute from Ajayabpur, same struggle.
Bhai, Priyanshi Heights ka naam sunte hi darr lagta hai. My cousin booked in a similar sounding project near Alpha II Greater Noida, possession date was pushed 3 times. Completed bol rahe hain, but 2025-03-01 possession date dikha raha hai? Kuch toh gadbad hai. RERA number bhi nahi hai. Be careful!
Haan yaar, RERA not applicable for a completed project is super fishy. Seems like they are trying to bypass regulations. Main toh bolunga skip this one. Noida mein aur bhi options hain jo transparent hain.
Exactly! I noticed that too, 'completed' and then a future possession date? Yeh toh seedha-saadha red flag hai. Supertech Eco Village ke baare mein kya views hain? Uski reputation toh thodi better hai na?
