₹85 lakh for a 2BHK in Sector 164 — is that even the starting point anymore? Kids have moved out, so my wife and I are looking to downsize from our big bungalow. Don't need such a big place anymore, something manageable with good society. We saw some options at Dream Homes, but the sticker price... uff! I'm selling our existing property and want to plan properly. What all goes into the *final* all-in cost? Beyond property price, stamp duty, registration, are there other charges like PLC, parking, maintenance deposits jo baad mein aate hain? Need to budget everything properly before we commit. Any advice on keeping the overall cost low?

Bhai, 85 lakh for a 2BHK in Sector 164? That sounds really steep, even for Noida these days. And yes, you're absolutely right about the hidden charges. They'll add another 10-15% easily, sometimes more, on top of the base price. Builders never tell you the 'all-inclusive' figure upfront.
