What's the real story with property prices in Faridabad's Gated Community corridor? I work in real estate myself, but buying for my own family feels totally different, you know? Builders always talk appreciation, but I'm looking at the past 1-2 years here. Has anyone seen actual price corrections or stagnation? For a 3BHK in that zone, are prices holding steady around ₹70-80L, or have they come down significantly? Off the record, I'm trying to see through all the marketing spin. Is it worth buying now? Or should I wait a few more months, hoping for further dips? What's your take on the current ROI potential there? I know all about super area vs carpet area games, but just want honest, buyer-to-buyer insights. Should I jump now or hold?

Bhai, exactly yahi haal hai mera bhi. Builders toh hamesha 'investment' bolte hain, par ground pe lagta nahi. Main bhi Sector 35 mein dekh raha hu, 3BHK ke liye 75L bol rahe hain. Kya sach mein yeh fair price hai ya inflate kiya hua hai?
U1, main toh ek project mein gaya tha Sector 35 ke paas hi. Unhone 1400 sqft ka 3BHK ₹78L mein quote kiya, all inclusive. Jab carpet area pucha toh bola 950 sqft. Matlab ₹8200/sqft for super area, which is insane! Builder ke sales team ne bola ki 'last few units remaining' but I saw many empty
U1, sahi kaha! ₹75L toh bahut zyada lag raha hai. Lagta hai abhi wait karna chahiye.
