What's the real ground reality near the Top Builders corridor?
The hype around the 'Top Builders' corridor often misses the actual daily grind, from my experience. I've been tracking this area for a while, and the promised infrastructure always seems a few years away. For someone considering a 2BHK or 3BHK for self-use, what's the real ground reality like for daily commute to say, Cyber City, especially from sectors like 65 or 66? I mean, the brochure promises seem great for capital appreciation, but what about the actual livability? I'm debating between a ready-to-move project there versus something a bit further out with better current connectivity. Should I bet on future infra or prioritize current convenience? What does the community think about the hidden costs or unexpected issues once you actually move in?

Ultimately, self-use ke liye current convenience is key. Agar budget tight hai aur daily Cyber City jaana hai, toh thoda door, established sector mein dekho jahan metro ya acchi road connectivity ho. Capital appreciation ke liye future infra pe bet kar sakte ho, but usmein risk aur wait time dono hain. Mera toh yahi experience raha hai, ki paper pe jo dikhta hai, ground pe usse bahut alag hota hai. Decide
Aur haan, hidden costs mein sirf registration nahi, society maintenance charges bhi dekhna. Naye societies mein initially bahut high hote hain, aur builders ka maintenance tenure khatam hote hi aur badh jaate hain. Basai ke paas wali societies mein toh ye common hai. Bijli paani ka back-up, security, club house – in sabka bill aasmaan chhoota hai. Budget banate time isko bhi consider karna.
Dekho, Cyber City ki connectivity toh abhi thodi tough hai, I agree. But long term mein toh infra aayega hi. Metro extension, new roads, sab plan mein hai. Agar 5-7 saal ka vision hai aur aap invest kar rahe ho, toh investment accha hai. Thoda patience rakhna padega. What do you guys think about the long-term potential?
Haan, long-term potential toh hai, but tab tak rental income ka kya? Agar investment hai toh rental yield kitna expect kar sakte hain from these sectors with current connectivity issues? Is it worth it?
5-7 saal kaun wait karega? Daily commute mein hi 2-3 ghante lag jaate hain. Time is money, yaar. Hum toh self-use ke liye dekh rahe hain, not just investment.
Main toh phass gaya bhai! Badshahpur ke paas ek project mein book kiya tha, 2 saal late hai possession. Aur ab toh interest rates bhi badh gaye hain, market conditions Gurugram mein ab tough ho gayi hain. Hidden costs toh itne hain ki budget hil gaya hai – stamp duty, registration, builder ka extra charges, society ka advance maintenance... list lambi hai. Capital appreciation ke chakkar mein livability compromise ho gayi hai.
Same here! Mera bhi ek builder ne Airport Road (Gurgaon side) ke paas project 1.5 saal delay kar diya. Ab rental aur EMI dono chal rahe hain. Bahut mushkil hai, lagta hai future infra se pehle humara future hi delay ho jayega.
Oh no, that's tough! Kaunsa builder tha? RERA status kya hai us project ka? Hope you get possession soon.

But kuch projects toh ache bhi hain na? Jaise XYZ builder ka project. Unka kya scene hai? Aur current prices kya chal rahe hain for a decent 2BHK in these sectors?
Haan bilkul, builder ke promises pe toh bharosa hi nahi hota. Mujhe bhi lagta hai sir, sirf brochures mein sab accha dikhta hai.
Totally agree with your point about the daily grind. Cyber City se Sec 65/66 ki commute is a proper nightmare, especially during peak hours. Golf Course Extension Road pe jo traffic hota hai, woh toh alag hi level ka hai. Future infra kab aayega, tab tak toh gaadi ghis jayegi aur humara patience bhi!
