What's the real rental yield for Palm Grande Villas?

Did a site visit to Palm Grande Exclusive Villas on Saturday and honestly wasn't expecting this. Fed up of renting now, so finally taking the plunge for investment and long-term equity. The villas look decent, but I'm honestly not sure about the actual rental yield. Kitna expect kar sakte hain monthly from a 3BHK? Also, capital appreciation ka kya scene hai since launch? Iska resale market kitna liquid hai for an exit strategy after 5-7 years? Koi experienced investor batao please.
