What's the real resale potential in Eta II?

The resale market in Eta II feels really opaque right now. I'm based in Dubai, looking to invest in a 2BHK but can't do a site inspection myself. My main worry is legal clarity and future resale potential. Is it easy to sell a property there after 3-5 years? What kind of premium or discount should I expect? Also, finding a reliable property manager for an NRI seems tough. Any advice?
