Did anyone else get hit with surprise maintenance deposits from builders like ATS or Gaurs in Ghaziabad? Just got my ATS flat in Indirapuram, and the amount was way higher than expected. Also seeing minor plaster cracks already. Is this normal for new projects?

U6, it really depends on the amenities and the society's reputation. Some premium ones might charge more for better security
U6, Indirapuram mein 2.5-3 Rs/sqft is common for decent societies. Anything above 3.5-4 is high for initial years.
Yaar, my friend bought in ATS Advantage, Indirapuram too, two years back. They faced similar issues – huge maintenance corpus demand and even delayed possession by 6 months. Then the quality issues started showing up after 6-8 months, small cracks, seepage in the bathroom. Is there any way to fight these surprise charges legally? RERA mein complaint kar sakte hain kya?
Haan U3, RERA is the way, but gather all documents first. Booking amount receipt, agreement, all demand letters, and especially the maintenance demand letter. The amount should be clearly specified or at least a formula. Builders often inflate initial corpus funds by showing higher costs for amenities or security. Also, plaster cracks are definitely a quality issue, don't let them brush it off – get it documented and send official communication.
U3, RERA mein complaint kar sakte ho, but it's a bit of a long process. Builder usually has a clause in the agreement regarding maintenance, often vaguely worded. You need to check your agreement thoroughly for the exact maintenance clauses and calculation method.
