What's the scene with RWA formation in Ansal Aastha Mig Zone, Rajkot? I'm finally fed up of renting near Kalawad Road, landlord ne rent badha diya fir se, so thinking of taking the plunge. EMI vs rent math is finally making sense. I'm looking at a 2BHK there, budget around ₹60L. Builder control over RWA is a big concern for me. Is Ansal API actually handing over control smoothly ya they still interfere a lot? Aur post-possession maintenance charges kaise hain, reasonable hain ya bohot high rakhte hain? Heard kuch builders kaafi inflate karte hain. Also, generally word-of-mouth reputation Ansal API ki kaisi hai amongst residents? Not sure if it's sahi for long-term living. Any insights would be super helpful. Thanks!

Ansal API ka reputation thoda mixed hai. Delhi mein unke projects mein RWA formation mein kaafi dikkat aayi hai. Mere ek uncle ka flat hai Gurgaon mein, unko RWA ka control milne mein 5 saal lag gaye the, aur tab tak builder apni marzi se maintenance charge karta raha. Unka main office toh New Delhi mein hai na, toh Rajkot mein shayad unka local team utna strong nahi hai. Isliye RWA handover mein delay expected hai.
Aajkal Rajkot mein builders kaafi slow hain vaise bhi, especially after RERA. Overall market thodi down hai, toh Ansal Aastha mein ₹60L for a 2BHK seems on the higher side unless it's a prime location. Kalawad Road ke paas toh options aur bhi milenge. Have you checked other projects around?

Haan, Ansal API ki Rajkot mein Ansal Aastha aur ek do aur projects hain, but mostly Ansal Aastha hi famous hai. RWA control ka issue toh hai hi. Mera ek friend Krishna Kunj mein rent pe rehta hai, uske building mein bhi builder ne RWA handover mein 2 saal laga diye the. Ansal API established 1967 hai, purana naam hai but recent track record utna accha nahi hai. Maintenance charges toh har builder inflate karta hai, but Ansal kaafi high rakhta hai suna hai. Be careful with their hidden costs.

Bhai, Ansal API ka naam sunke hi darr lagta hai. My cousin booked a flat with them in another city years ago, aur possession ke liye itna lamba wait karaya. RWA control toh door ki baat hai, pehle project complete ho jaaye wahi badi baat hai. Rajkot mein bhi same scene hai kya?
