My parents keep pushing me to finalize a 3BHK, but I'm honestly lost with payment plans. Looking at places like Ashley Estate in Sector 44 or even some along Dwarka Expressway, prices are crazy, around ₹2.5 Cr for a decent 3BHK. Is it better to go for construction-linked plans or try for a down payment discount? Brokers are all pushing their own agendas, making it hard to trust anyone. They say spot discounts are possible, but then mention hidden charges for PLC or floor rise later. Is there a real way to negotiate effectively in Gurgaon, or is the listed price pretty much it? Also, what's the deal with super area vs carpet area? Any tips to avoid getting ripped off on these?

CLP sounds good but check the builder's track record. Many projects, especially near Badshahpur, have been delayed by years. The market right now is a bit slow, so builders *are* more willing to negotiate if you have a good down payment. But don't fall for fake promises.

Bhai, super area vs carpet area is the biggest scam. Always insist on RERA carpet area. Builders usually quote super area which includes common spaces, so the actual usable space is much less. For 2.5 Cr, you should be getting at least 1200-1300 sq ft RERA carpet area in areas like Dwarka Expressway. Negotiation is tough but possible if you show you're serious. Try to get a breakdown of all charges – PLC, floor rise, club membership, maintenance advance. Sometimes they bundle these to hide the actual cost.
