My 2BHK loan is almost done, and I'm thinking of upgrading to a 3BHK or small villa near Yelachenahalli. I'm checking out Prestige projects, but the quoted prices for a 3BHK (around 1.6 Cr) feel like just the base. What are the *real* all-in costs including stamp duty, registration, PLC, parking, and those hidden charges that pop up at possession? Also, can we actually negotiate much in Bengaluru these days?

I was looking at a similar 3BHK in a Prestige project near Vajarahalli, and after all the calculations, it shot up by almost 20-25%. Stamp duty, registration, legal fees, then club house, maintenance advance, KEB/BWSSB charges – it all adds up. And don't even get me started on the 'preferential location charges' (PLC) for a higher floor or a park-facing unit. It's like they quote one price and then keep
