Where are the affordable investment windows left in Greater Noida?

Just moved into Techzone IV about three months ago, and I'm already seeing some shifts. Everyone talks about the Jewar Airport boosting prices long-term, but I'm wondering about the Aqua Line Metro extensions. Did anyone notice a significant jump in prices or rentals near existing metro stations *before* the lines were fully operational? I'm looking at a small investment property, maybe a 1BHK in Noida Extension. Not sure if the airport impact is still 'affordable' in some pockets, or if I should focus on areas benefiting from these metro plans instead. Where do you think the best remaining affordable investment windows are, given these infra projects?
