The infrastructure projects around Bengaluru are the only real drivers for long-term appreciation, honestly. I'm looking at a 3BHK around Gunjur, thinking about Metro Phase 3. My last property near Sarjapur Road saw good ROI thanks to road upgrades. Is it too late to get into properties near the Peripheral Ring Road for decent returns, or has that ship sailed? What about areas closer to the Aerospace SEZ?

Totally agree on infra being key! But PRR... I'm really worried about the timelines. Heard so many delays on big projects. Is it even worth considering now or should we look at areas that are already somewhat developed, even if prices are higher? Gunjur for 3BHK sounds good, but what's the actual ground reality there for first-time buyers?
