Which 2BHK on Under Construction corridor is truly worth it?
What's the real ground reality for 2BHK projects on the 'Under Construction' corridor right now? I work in real estate, so I see all the marketing spiel, but buying for myself is totally different. You know, the super area vs. carpet area games builders play are real. I'm looking at 2BHKs around the ₹80L to 1.5Cr mark in Bengaluru, and it's tough to cut through the noise. Been checking out a few projects there, but honestly, it's hard to tell which ones offer genuine value. Are some builders known for better construction quality or more transparent pricing in that belt? Or better amenities for the price? Any specific negotiation tactics you guys have used recently that worked well, especially on PLC or other hidden charges? I'm looking for off-the-record opinions, not brochure talk. Which projects should I really be focusing on, or avoiding, for a good deal? Hoping to get some insider tips before I commit. What are your thoughts?
