Since January I've been shortlisting flats in Faridabad. Kids have moved out, so don't need such a big place anymore, just something manageable with an elevator. I'm looking at a 2BHK. Goyal Estate Agency showed me a resale flat in Sector 15, 2BHK, around ₹85L. It's an older building, but established. Then there's a new project by BPTP in Sector 85, 2BHK for ₹78L, but the super area seems a bit inflated, and they're pushing hard for direct builder deal. Should I trust the new project's super area claims, or is resale generally safer for what you see is what you get? What do you all think, is a secondary market deal better for negotiation than new builds right now?

Dekho bhai, Sector 15 wala option sounds more trustworthy. 85L for an established area, even if older, usually means less headache. BPTP ka toh naam suna hai, but Sector 85 abhi bhi developing hai na? Plus, yeh 'inflated super area' wala point bahut red flag hai. Builder deals mein toh hamesha dhyan rakhna padta hai. Resale mein kam se kam jo dikhta hai, wahi milta hai. Kya lagta hai, is it worth paying extra for peace of mind?
