Which Bengaluru builders truly offer strong long-term appreciation?
Visited a couple of projects in Whitefield and Sarjapur Road recently, eyeing options for potential investment. I'm looking beyond just the initial price point; long-term resale value is crucial for me. From my experience, not all builders offer the same appreciation trajectory. I've seen Prestige and Sobha projects hold value really well in the North and East corridors, especially near the Aerospace SEZ. But how do Brigade and Godrej Properties compare in terms of ROI over, say, 5-7 years? Also, with the current market, are there any red flags regarding builder financial health that might impact project completion or future resale? Any thoughts on which builders are generally safer bets for consistent appreciation? I'm curious about others' real-world experiences.

Totally agree with the OP! I'm also a first-time buyer eyeing properties in Sarjapur Road and Whitefield. Prestige and Sobha definitely have a premium feel, but the price difference is huge. Is it really worth paying that extra for the brand, or can smaller builders offer similar long-term gains if the location is good? My biggest worry is getting stuck with a project that never finishes. Any thoughts on how to vet a builder's financial stability before booking?
Smaller builders can be risky. Better to stick
