Saalon se rent de raha hoon Dwarka mein, ab sach mein fed up ho gaya. Landlord ne fir rent badha diya, socha EMI vs rent math kar hi lete hain, finally taking the plunge. Looking for a 3BHK in Vasant Kunj ya Greater Kailash, budget around 2.5-3.5 Cr. I'm comparing DLF, Godrej Properties, aur Tata Housing. On-time delivery aur construction quality meri top priorities hain. DLF ke projects mein delays aur finishing issues sunne ko mile hain. Godrej aur Tata ka delivery better lag raha hai, but quality mein variation hai post-possession. Hidden charges ka scene kya hai? PLC, EDC, maintenance deposits. Actual carpet area vs super area mein kaun transparent hai? Any unexpected costs at possession?

Original poster, aapne RERA ke baare mein check kiya kya? Builders ko RERA ke under saare charges transparently disclose karne hote hain. RERA ka koi fayda nahi hota kya aise hidden charges ke liye? Anand Niketan mein bhi similar issues sunne ko milte hain.
RERA ka fayda hai, par limited. Builder agreement mein chote chote clauses daal dete hain, jisse woh extra charges justify kar sakein. Jaise 'cost of amenities' ya 'infrastructure development fee'. RERA ke paas complaint karoge bhi toh process bahut slow hai. Best hai agreement ko line by line padho aur har charge ki clarification lo.
Vasant Kunj aur GK mein 2.5-3.5 Cr mein 3BHK, good luck. Current market mein prices bahut inflated hain, especially prime locations mein. Transparency ki baat toh secondary hai, pehle right price pe mil jaaye woh badi baat hai.
Main toh Godrej Properties ke saath kaafi disappointed hoon. Booking ke time carpet area kuch aur dikhaya, possession pe actual thoda kam nikla. Aur maintenance deposit ke naam pe itna bada amount le liya, jo agreement mein clear nahi tha. Humein laga sab transparent hai but they play with words. Be very careful with the super area vs carpet area calculation.
Haan, yeh PLC (Preferred Location Charges) aur EDC (External Development Charges) toh har project mein hote hain, but unko clear batana chahiye. Jaise aapne bataya, mere ek relative ne Alaknanda mein ek project liya tha, usme last moment pe parking charges aur club membership ke naam pe 5-7 lakh extra maang liye. Current market mein builders bahut opportunistic ho gaye hain.

Exactly! DLF ki toh baat hi mat karo. Mere ek friend ne Ansal Villas ke paas DLF project mein book kiya tha. Possession pe finishing itni kharab thi ki dobara kaam karana pada. Quality ka pakka issue hai.
