₹1.3 Cr for a 3BHK in Sarjapur Road feels like a huge jump, but I'm finally taking the plunge. Fed up of renting, tbh. I'm looking at projects by Prestige, Brigade, and Godrej. Heard stories about hidden charges like PLC and maintenance deposits popping up at possession. Is that still a thing with these big names? Also, what's the construction quality reality check? Any experiences with plaster cracks or seepage after a year or two? Trying to avoid surprises, especially after paying so much. Any advice on which builder is more transparent?

I can share my experience with Brigade. We booked a 2BHK in their project near Aavalahalli two years ago. The initial quote was okay, but then came the 'floor rise charges' for higher floors, then 'view-facing charges', then 'car parking slot charges' which were not clearly mentioned as extra. By the time possession came, the final cost was almost 15% higher than what we initially calculated. Construction quality is decent, no major cracks yet, but the finishing felt rushed. They kept extending the possession date too, which was frustrating. Transparency? Not really their strong suit, in my opinion.
To answer your question, U6, it was Brigade Cornerstone Utopia. Initially, they quoted around ₹6800/sqft, but with all the added charges – PLC, car parking, society formation, legal fees, amenities, and GST on everything – it effectively came to about ₹7800-8000/sqft. This was for a 2BHK, so for a 3BHK, it would be even more. The RERA agreement had some clauses that allowed these charges, but they were never highlighted during the sales pitch. Always read the fine print twice, especially the RERA documents, for any project near Adigara Kallahalli or anywhere else.

Bhai, universal toh nahi but bahut common hai. Even with big names, you'll find 'extra' charges popping up. They usually hide them in the fine print or reveal them closer to possession. My friend booked with a well-known builder near Akshayanagar and got a shocker for 'clubhouse membership' and 'utility setup charges' right before handover. Always ask for a detailed breakup with ALL possible charges, even the ones they say are 'optional' or 'government fees'.
