Since January I've been zeroing in on a 3BHK. My wife's priority is safety. ATS seems solid, but I've heard about possession delays. Godrej, on the other hand, is pricier but promises on-time delivery. Honestly not sure if the extra cost is worth it. Construction quality seems comparable on site visits, but what about hidden charges later? What does the community think? Which would you pick if schools and safety are the biggest concern?

Honestly, if you're prioritizing safety and schools above all else, and can stretch your budget, Godrej is the safer bet.

Which floor are you considering? Lower floors in ATS have waterlogging issues during the monsoon season.

Also, check the builder-buyer agreement CAREFULLY. They try to sneak in all sorts of clauses that favor them.
New metro line coming up in Sector 148. Might be worth considering if connectivity is important to you.
Sector 150 ka avg rate 7k/sqft hai abhi. Godrej projects are usually priced higher than that.
Don't forget about resale value! Godrej generally holds its value better than ATS, especially in the long run.
My personal experience: ATS promised a lot of amenities, but many are still incomplete after 3 years of possession. Check amenities completion before booking, I made that mistake.
Consider the location within Noida too. Sector 150 is booming, but Sector 93 is more established. Schools and safety will vary.
Rising rates are a concern. Delay in possession will just mean your EMI keeps going up. Godrej might be worth the extra cost to avoid that stress.

I booked a 3BHK in Godrej Woods last year. So far, so good. They seem to be on track. But yes, it did cost a pretty penny.

RERA registration number check karo both projects ka. See if there are any pending complaints. That's your best bet for due diligence.

Safety is paramount, especially with kids. Have you considered the school proximity? Some sectors have better options than others. Sector 75 mein dekh rahe ho?
Sector 75 is good, but traffic is a nightmare during school hours.
Don't just look at construction quality on site visits, bhai. Check the materials used in the actual agreement. They often downgrade after booking!
