Which Greater Noida areas will really pop by 2026?

Just moved into Sector 12, Noida Extension last month, and I'm loving it, but already thinking about future growth. With Jewar Airport getting closer and Aqua Line extensions, I'm wondering which Greater Noida areas will see the best appreciation by 2026. Prices are up like 5-10% p.a. here. Is that sustainable? Yamuna Expressway micro-markets seem promising, but established spots like Noida Extension still have potential. Any specific sectors or projects people are betting on for real value leaps in the next 2-3 years? What's your ground reality?
