Which New Delhi areas will truly benefit from new infra projects?

Okay I'll be honest — I completely underestimated how confusing this process is. Just got possession of my 2BHK in Dwarka last month, and now I'm thinking long-term investment for a second property. My budget is around ₹2Cr. With Delhi Metro Phase IV and UER-II coming up, which New Delhi areas do you think will really appreciate? Should I consider Rohini or focus on established spots like Vasant Kunj? What's the real ground reality?
