Hi everyone, need some advice. I'm looking at 3BHKs in Noida. Heard mixed reviews about on-time delivery. A lot of societies look great on paper. What's the real deal? Has anyone here dealt with delays from Godrej or ATS? Which one is better in terms of keeping their promises? Wife wants a good society for kids' school admission. Batao yaar, I'm confused. Which builder to trust? Any suggestions?

Overall, Godrej seems like the safer bet, but do your due diligence. ATS can be good, but be prepared for potential delays. Good luck!
Remember to factor in hidden costs like parking, club membership, and maintenance charges. They can add up significantly!
So true! Builders often hide these costs until the last minute.
Negotiate those charges upfront! You have more leverage before booking.
Bhai, builder ne phir se date extend kar diya lol. I'm starting to think on-time delivery is a myth in Noida.
My friend bought in ATS Dolce. Delayed by 2 years but the society is amazing now. So, patience is key!
So, what did you decide finally? Which builder are you leaning towards?
Yeah, update us! We're all curious now.
I think it ultimately depends on your risk appetite. If you want peace of mind, go for a slightly more expensive but reliable builder like Godrej. If you're willing to take a chance for potentially better returns, ATS might be an option. But do your research!
Mera bhi same experience tha 2 years ago. I was so stressed about choosing the right builder. Finally went with a smaller, lesser-known builder who had a good track record in nearby Ghaziabad. Turned out to be a great decision! Sometimes the big names aren't always the best.
One tip I can give you: check the builder's financial health. If they're heavily in debt, they might struggle to complete the project on time. You can find this information on the MCA website.
Don't forget to factor in the infrastructure development around the area. The new metro line extension is a game-changer for certain sectors. Property prices are already going up!
Which sectors are you referring to specifically?
Haan, metro se toh definitely impact padega. Sector 7x aur 14x ko fayda hoga.
Godrej delivered their Woods project on time, I know a few people who got possession. But check the reviews for the specific project you're interested in. Every project is different.
Possession status check karne ke liye RERA website is your best friend. And visit the site multiple times, don't just rely on the sales team's promises. Unka toh kaam hi hai bechna.
Kya rate chal raha hai Sector 150 mein aajkal for a decent 3BHK?
Around 7k-8k per sqft for a good project. Depends on the builder and the amenities, of course.
Bhai, thoda negotiate karo. They always quote higher initially.
Haan, bargaining is key. Especially if the project is nearing completion and they have unsold inventory.
Mere relative ne Godrej Palm Retreat mein invest kiya hai. Possession mila kya kisi ko waha?
ATS ka reputation kharab hai for delays. My uncle invested in ATS Greens Village, and it was delayed by almost 4 years. But the quality was good once delivered. So, it's a trade-off.
4 years is a long time! Family planning hi change ho jaati hai tab tak!
Quality is important, but what's the point if you don't get it on time? EMI bhi toh chalti rehti hai!
Bhai, school admission is a valid concern. Check the distance and transport facilities from the society to the schools you're targeting. Sector 150 has some good options.
I bought a 3BHK in Mahagun Moderne 5 years ago. They delivered on time, but the finishing wasn't great. Had to spend extra on renovations. So, don't just focus on timelines, check the quality too.
On-time delivery? Noida mein? Good luck with that! Seriously though, I've heard mixed reviews about both. Which sector are you looking at? That makes a big difference.
Agree with U3. Itna easy nahi hai. Sector 150 mein dekh rahe ho toh maybe Godrej is a safer bet. ATS Greens are notorious for delays, at least in my experience. Mera dost phase 2 mein fasa hua hai, 3 saal se.
Check for pre-launch offers carefully. They seem tempting but are often the biggest culprits for delays. RERA mein complaint karne se bhi immediately kuch nahi hota.
True that! Pre-launch is a gamble. Better to go for a project that's nearing completion.
Exactly! RERA is there, but it's a slow process. Prevention is better than cure.
Haan, I agree. Pre-launch mein rates kam hote hai, but the risk is too high. Especially with the rising cost of construction materials these days.
Bhai, Godrej is generally considered better for on-time delivery compared to ATS. But still, check RERA registration and past project completion records thoroughly. Don't just go by the fancy brochures.
