Guys, I'm based in Dubai. Which builder's projects in Noida give better resale value after 5 years? Considering resale, should I even bother with under-construction? Heard some builders are slow and quality suffers. I can't visit often, so need good property management later. Any advice?

Another thing to consider is the upcoming Jewar airport. Properties near the airport might see a boost in resale value in the future.
Be careful about buying near under-construction metro lines. Construction noise and dust can be a big nuisance for years.
Bhai, mera personal experience hai ki location is king. Sector 18 ke paas kuch bhi lelo, resale value toh milega hi.
U20, Sector 18 is prime, but prices are astronomical! Not everyone can afford it.
Ultimately, do your research. Don't just listen to what people say here. Check the facts, visit the sites, and talk to current residents. All the best!
One more thing, check the carpet area vs super area ratio. Some builders cheat you on that. You end up paying for space you don't actually get.
So, after all this discussion, which builder are you leaning towards now?
Sector 150 mein Jaypee Greens ka resale value achha hai, but maintenance charges are very high. Keep that in mind.
U15, Exactly! Maintenance charges are a killer! They eat into your rental income.
Don't forget to check the builder's debt. A heavily indebted builder might cut corners on quality to save money. That will affect resale value later.
How do you even check that? Is there a website for that?
I think ATS and Godrej are the safest bets for resale. They maintain their properties well. But be prepared to pay a premium.
And remember, resale also depends on the floor and the view. Ground floor flats usually don't fetch as much as higher floors.
Bhai, rates are going up like crazy! Now is the time to buy. But be smart about it. Check the builder's history, RERA registration, and visit the site if possible. Even if you have to fly down for a day.
Resale value is also about the amenities. Swimming pool, clubhouse, gym...are they actually functional? I bought in a project where the clubhouse is still 'under construction' after 4 years! Lesson learned.
I invested in a Godrej project in Sector 43 five years ago. Got a good return when I sold it last year. Location is key. Near the metro, close to markets...that's what buyers want.
Don't even think about under-construction if you're sitting in Dubai. Too much headache. Ready-to-move lo, rent pe chadao. At least you'll have some income. Which sector are you considering? That makes a big difference.
U3, true that! Under-construction mein toh builder pagal banata hai. Mera bhi experience bura tha. Which sector are you investing in now?
U4, Sector 150 is promising, but rates are already quite high. I'm looking at Sector 75. Thoda affordable hai.
U4, Same pinch! I also had a terrible experience with an under-construction project. Never again! Ab toh ready-to-move hi dekhunga.
ATS greens are good for resale but initial investment is high. Godrej properties are also decent. Avoid local builders, especially the ones with too many projects going on at once. They spread themselves too thin.
Purvanchal ka possession mila kya kisi ko? I booked a flat in their project 3 years ago, and still waiting. RERA mein complaint karna padega shayad.
U9, Which project are you talking about? I'm also looking at Purvanchal Royal City. Should I be worried?
U9, RERA mein complaint karo. I know a few people who got their money back through RERA. It takes time, but it's worth it.
Bhai, resale value depends a lot on the sector, not just the builder. But generally, projects closer to Delhi have better appreciation. Are you looking at ready-to-move or only under-construction?
5 saal baad? Tough to say. Market conditions change so fast. But yeah, under-construction is risky especially if you can't visit often. Stick to established builders with a good track record. ATS, Godrej, maybe even Purvanchal are relatively safer bets.
