Yaar, I'm thinking of investing in Noida again. I've already got a couple of properties, but resale value is key, right? Which builder actually gives better ROI after 5 years? I've seen mixed reviews online. Has anyone here sold a property from a specific builder and seen a good return? Also, what about construction quality? Heard some builders cut corners. What's the real deal after a few years – plaster cracks, seepage? Tell me your experiences. Which one is better for a calculated risk? Mujhe advice chahiye. What do you think, guys? Any suggestions?

Check the amenities completion status before booking. I made that mistake. Paid for a swimming pool that never got built.
So, overall consensus seems to be: Godrej and ATS are safer, but more expensive. Local builders can be risky but potentially higher reward. Supertech and Amrapali – avoid at all costs! Did I get that right?
OP, what did you decide? Konsa builder lock kiya?
Don't forget to factor in the metro connectivity. Properties near metro stations usually have better resale value.
My personal experience: ATS and Godrej are good for resale, but be prepared to pay a premium upfront. Local builders can offer higher returns, but it's a bigger risk.
Possession mila kya, OP? That's the first question to ask!
Bhai, builder ne phir se date extend kar diya lol. I'm so frustrated.
Honestly, check the RERA registration number and the builder's track record before investing. Don't just go by the marketing hype.
Construction quality is a big concern. I've seen cracks and seepage in flats that are only 2-3 years old. Cheap materials use karte hain yeh log.
Bhaiyon, aajkal toh rates bahut badh gaye hain. Buying now is a tough decision.
Which sector are you targeting, OP? That makes a big difference. Sector 44, 50, 75, 150 – all have different dynamics.
Anyone have experience with Mahagun? I'm considering a property in Sector 78.
Mahagun is decent. Their quality is okayish. But their maintenance charges are very high.
Yaar, I invested in Jaypee Greens in 2010. Still waiting for possession! Resale value toh door ki baat hai.
What about Amrapali? Anyone had experience with them?
Amrapali? Are you kidding me? They're bankrupt! Supreme Court took over their projects. Don't even go there.
Mujhe toh lagta hai, location is more important than the builder. Prime location mein property lo, resale value automatically badhega.
Totally agree with U1. Godrej and ATS are generally safer bets. Unki construction quality bhi better hoti hai. But initial investment is higher. Risky but potentially higher reward: try Supertech maybe?
Supertech? Are you serious? Bhai, Supertech ka naam mat lo. Mera toh experience bahut kharab raha. Years delay, aur quality bhi bekaar. Don't even think about resale value.
Haan yaar, Supertech ka toh case courts mein bhi chal raha hai na? Risky proposition.
U3, which project of Supertech are you referring to? Just curious.
I bought a flat in Sector 75 from a local builder 5 years ago. Paid around 3500/sqft. Now it's selling for 6500/sqft. But the headache of dealing with the builder was immense. Worth it? Maybe.
Sector 150 is booming right now. Lots of new projects, good connectivity. But resale value? Too early to tell.
Sector 150 is good, but watch out for the flood plains. Kuch areas mein problem hai.
Bhai, resale value is a gamble, honestly. Koi guarantee nahi hai. But generally, I've seen Godrej and ATS do well. They maintain their properties better. Lekin price bhi toh zyada hota hai!
