I'm planning to buy a 3BHK in Noida. Which builder is better, yaar? I've heard mixed reviews about on-time delivery. Wife wants a good society, safe for kids. Construction quality bhi sahi honi chahiye. Any suggestions? Which one has better resale value?

Don't just focus on the builder's name. Check the specific project's RERA registration and reviews. Every project is different.
Possession status kya hai for the projects you're considering? That's the most important question to ask.
Market is crazy right now, prices are going up like anything! Invest now or regret later, that's what I'm thinking.
Before booking, check amenities completion before booking, I made that mistake in my first property. Now I double check everything.
Mera experience with Supertech was horrible. Booked a flat 5 years ago, still waiting for possession. Builder ne phir se date extend kar diya lol. Avoid!
U16, file a complaint with RERA. It's a slow process, but it's better than nothing. I got some compensation that way.
Has anyone considered Godrej Properties? I've seen some of their projects in Delhi, and they seem pretty good. Are they active in Noida?
Godrej is premium, no doubt. But their possession timelines are also pretty long. Be prepared to wait.
Godrej is a good option. They have a project in Sector 150, I think. Little expensive but quality is generally good.
I'm also looking in Sector 75. Any reviews on the projects there? Heard Amrapali is a big no-no, obviously.
Amrapali? Run far, run fast! Don't even think about it. Look at Supertech also with caution.

U12, check out Gaur City. It's massive, but relatively affordable. Amenities are decent, and there's a large community. But traffic can be a nightmare.
Gaur City is good for budget, but overcrowded, yaar. Think long term. Resale might be an issue later.
Noida Extension mein safety is a concern in some sectors, especially at night. Do your research, visit the area at different times of day.
On-time delivery is a myth in Noida, almost! But yeah, safety and quality are important. Which sector are you looking at? That makes a big difference.
Totally agree with U2. Sector matters a lot. And resale value depends on the builder's reputation AND the society's maintenance. Don't just look at the launch brochure, go visit the completed projects!
I bought in Jaypee Greens 4 years ago. They were good initially, but now the maintenance charges are crazy high and facilities aren't up to par. Think twice before investing there. My experience!
U4, bhai Jaypee toh... that's a whole different story. They've been struggling for years. Avoid like the plague, unless you're getting a steal deal and are ready to fight for everything.
What about ATS? I've heard good things about their construction quality, but their prices are usually higher. Worth it for a family, I think.
Haan, ATS ka price point is definitely a concern. Sector 150 mein they're quoting around 8k/sqft. A bit steep, isn't it?
U8, Sector 150 is premium location, yaar. Metro connectivity bhi toh hai. Price is justified, I think. But check the RERA registration number before investing!
ATS is good, no doubt. But unka payment plan dekha hai? It's very front-loaded. You pay a lot upfront, even before construction is complete.
