Okay, I'll say it: many promise the moon, but who actually delivers on time? Has anyone experienced hidden charges at possession? Which one is better for resale? I'm fed up, yaar!

Check the amenities completion before booking. I made that mistake. They promised a swimming pool and a gym, but they're still not ready after 3 years!
The market is so volatile right now. Interest rates are rising, and property prices are also going up. It's a tough decision to buy now.

Higher floor, definitely! Better ventilation and less noise. Garden view is nice, but it can get damp.

Consider the direction the apartment faces. East-facing is ideal for morning sun.

Sector 150 is booming because of the sports city concept. But U9 is right, infrastructure is lagging. Still a good investment, though, long term.

Supertech? Run, don't walk! Look at their track record. I'd say ATS or Godrej are generally more reliable, but even they have delays sometimes. It's Noida, after all!
ATS is good, but pricey. Godrej is decent. I've heard mixed reviews about Ace. What about Gaurs? Anyone has experience with Gaurs? I'm looking at Gaursons Sportswood in Sector 79.
Gaurs is okay-okay. My friend bought in their City project. He got possession, but the finishing wasn't great. And the maintenance charges are high. Check the fine print!
