Which Noida builder is more reliable? Need help deciding.

I'm selling my big house, kids have moved out. Looking for a smaller 2-3 BHK in Noida. Heard mixed reviews about many builders. Supertech's past delivery delays scare me, tbh. Is their construction quality good now? What about hidden charges at possession with them? ATS seems safer, but are their maintenance charges really high after possession? Koi batao, resale value wise kaun better hai? Need low maintenance. Hope someone can give some insight.
