Which Noida builder offers better value for money?

Hey guys, I'm looking to invest in Noida. I've been considering a few builders, but I'm stuck. Which one offers better value, considering price per sqft and future appreciation? Has anyone here invested in projects by Godrej Properties or ATS? What's your take on their construction quality and on-time delivery? Godrej ke projects thode pricey lagte hai, but are they worth it in the long run? ATS ka reputation kaisa hai regarding resale value? Also, kya aap logon ko pata hai about their payment plans? Mujhe advice chahiye regarding which one to choose for better ROI. Any suggestions?
