Which Noida builder offers better value, Gaurs or ATS?

Hey guys, I'm looking to invest in Noida real estate. I've shortlisted Gaurs and ATS. Gaurs ke projects mein amenities achhe lagte hain, but ATS ka construction quality is supposed to be better, right? What's your take on their on-time delivery? Has anyone experienced delays with either? Which one offers better ROI in the long run? Mujhe advice chahiye! What do you think?

Don't forget to factor in the carpet area vs. super area. Gaurs tends to have a larger super area, so compare carefully.
