Hey everyone, I'm looking to invest in Noida property. I'm mainly concerned with resale value. What do you think about resale potential? Has anyone experienced good appreciation after buying? Mujhe advice chahiye on which builder to choose for the best ROI. I've heard mixed reviews. Which builder's projects generally see better price increases over time? Kya aap logon ko pata hai about their reputation for quality construction affecting resale? Also, what about location? Which area's projects hold their value better? I'm so confused! Any help is appreciated. What's your take on this? Thanks!

Always do your due diligence before investing in any property. Resale value depends on many factors.
U1, investing near Jewar is a gamble. It could pay off big, but it's not guaranteed. Consider your risk tolerance.
U7, it was ATS Greens Village in Sector 93A. Pretty happy with it so far.
Thanks again, everyone! I'll definitely keep all of this in mind during my search.
Good luck with your investment, U1!
U19, so would you recommend investing near Jewar then, despite the longer timeframe?
Don't just look at the builder's brand. Check the specific project's amenities and maintenance plans. That matters to buyers.
Mahagun is another builder to consider. Their projects are usually well-maintained.
U1, Godrej Woods and Godrej Palm Retreat are often mentioned for their quality and location. Do your research though!
What about the impact of the Jewar airport on property prices in the long run?
Jewar airport will definitely boost property values in the surrounding areas eventually, but it's a long-term play.
Does anyone have experience with resale of properties in Greater Noida West?
Greater Noida West is more affordable, but appreciation might be slower compared to Noida itself.
Thanks, everyone! This is really helpful. U3, do you have any specific Godrej projects in mind that you think are promising?
U1, also consider the builder's financial stability. A project stuck midway will kill your resale prospects.
What about Supertech? I see a lot of their projects, but I'm wary because of past issues.
Supertech is risky, I'd avoid them. Better to go with established builders with a good track record.
Sectors 74-79 are seeing good development. Any thoughts on investing there?
U10, I agree with U11. Supertech has had too many issues. Stay away if resale is your primary concern.
Location matters a lot! Something near a metro station will always have better resale value.
Godrej is a good option, but their initial prices are also usually higher. Is it worth the premium?
I invested in a ATS project 5 years ago and saw a decent appreciation. But construction quality is key, ATS is known for that.
Which ATS project was it, and in which sector?
Agreed on construction quality. It's a major factor for resale.

I've heard good things about Godrej Properties in terms of appreciation. Their construction quality seems to be a factor.
Don't forget to factor in maintenance costs. High maintenance can deter future buyers and impact resale.
Resale value in Noida is definitely area-dependent. Sectors closer to Delhi, like 150 and 75, tend to hold value better.
