My rental agreement expires in 3 months and I still can't make up my mind. I work in real estate, but buying for myself is completely different, honestly. With all the metro buzz and road widening along Sarjapur Road, prices jumped fast. I'm weighing Carmelaram at ₹11,000 per sqft against Dommasandra closer to ₹7,500. Actually wait, will the metro even fix that daily bottleneck? Which pocket would you pick in my position?

Rental yield in Dommasandra is hardly 3% today, mostly local workforce or families looking for budget 15k-18k rentals. Nobody from Bellandur tech parks wants to stay that far unless hybrid work is permanent 4 days from home.

Water is a massive mess across that whole belt bro, my cousin lives near Carmelaram station and pays 2500 per month just for tanker water contribution. BWSSB connection is still distant dream for most new towers there, so please check borewell yield before booking anything.
