White House Apartment buyers, what rental returns are you actually getting?
Loan pre-approved ho gaya hai and my budget is capped at ₹65L. Looking at Vocational Education White House Apartment purely for investment, but rental yield ko lekar honestly I have no idea. Broker bol raha hai easy ₹18k rent mil jayega, but actual tenant demand kaisa hai? Plus 5 saal baad resale market kaisa rahega? Has anyone here invested in this society?

Alistonia Estate ke paas bhi kaafi options the isi budget mein, par maine wahan bhi dekha ki rental yield wahi 3% pe atki hui hai. 65L block karne se pehle socho ki agar flat 2-3 mahine khali raha toh EMI manage ho payegi ya nahi. Waise aapne broker se maintenance charges ke baare mein poocha kya, kitna le rahe hain per month?
Sach mein, it is so confusing. Ek taraf lagta hai real estate mein paisa laga do warna prices badh jayenge, doosri taraf cash flow negative ho jata hai. What did you finally decide, OP? Token amount de diya kya ya abhi bhi soch rahe ho?
Maintenance around 2.5 to 3 rupees per sqft chal raha hai society mein, which directly cuts into your net rental yield. Toh jo 14k aayega usme se 2k maintenance aur society charges mein chala jayega, haath mein 12k bachega. So calculate your net ROI very carefully before signing the agreement.
Main bhi first-time buyer hoon aur meri halat kharab ho rahi hai properties dekh dekh ke lol. Kabhi lagta hai le lo, agle din dar lag jata hai ki market crash ho gaya toh kya hoga.
Honestly mujhe lagta hai location plays a huge role here. Agar rental income hi main goal hai toh students ya working professionals target karne padenge. Have you checked rents around Alpha II or even near Alpha-II Commercial Belt compared to this society?
Alpha II side rent thoda fast move hota hai because commercial hub pass mein hai aur connectivity better hai. White House Apartment mein family crowd zyada hai, students kam aate hain idhar. Price range bhi iska ₹49 L to ₹80 L ke beech mein fluctuate karta hai depending on flat size and condition. Resale market mein 5 saal baad appreciation slow hi rahega as per current trend.
RERA number UPRERAPRJ7722 check kiya tha na? Project COMPLETED status par hai so that is a big relief for nervous buyers like us. Lekin rental yield in Greater Noida is usually around 2.5% to 3% max, EMI cover hone ka sapna mat dekhna bhai. Are you planning to put 20% down payment or more?
Wahi toh dar lagta hai! Noida and Greater Noida belt mein supply itni zyada hai ki tenants ke paas bohot saare options rehte hain negotiate karne ke liye.
Down payment kam se kam 20% toh lag hi jayega if budget is 65L, baaki EMI will definitely be around 45k per month. Toh agar 14k rent mila toh bhi 30k pocket se dena padega har mahine, which is very scary for a middle class budget.
Broker bol raha hai 18k rent milega? Bhai mujhe toh thoda inflated lag raha hai honestly, mere ko ek agent ne bola tha max 13k to 14k hi nikalta hai idhar. Budget 65L hai toh thoda sambhal ke invest karo yaar. By the way, project ka current occupancy kaisa chal raha hai?
Haan bilkul, brokers promise moon and stars to close deals! Mera loan bhi 60L ka pass hua tha last month and I was also tempted, but then I panicked after checking ground realities.
Bhai occupancy theek thak hai, total 333 units hain project mein aur majority families already reh rahi hain kyunki possession date 2019-12-31 tha toh purana setup ho chuka hai. Lekin 18k rent is definitely high unless fully furnished flat de rahe ho. Semi-furnished mein 13k-14k is more realistic, mera dost wahan pass mein rehta hai.
