Whitefield projects — I'm looking at upgrading from my 2BHK, eyeing a 3BHK, maybe 1.5Cr range. Builder bolte hain price fixed, but negotiation kitna possible hai with Prestige Group? Aur all-in cost mein kya-kya include hota hai beyond basic price? Any hidden charges near possession? Already have a home loan, so trying to avoid surprises.

Whitefield mein 3BHK ke liye 1.5Cr is on the lower side for Prestige unless it's an older project or smaller size. Current market mein per sqft rate 9000-11000 easily ja raha hai.
Yaar, all-in cost is the real killer. I bought a 2BHK near Aavalahalli two years back, builder quoted 90L but final bill came to almost 1.1Cr after all the taxes and charges. They add IFMS, corpus fund, legal fees, even a 'clubhouse membership' fee jo pehle nahi bataya tha. Be very careful and get a detailed break-up in writing before signing anything.
U4, stamp duty is typically around 5-6% of the property value, depending on the area. Plus registration charges 1%.
U3, hidden charges mein often utility connection charges (BESCOM, BWSSB), property tax advance, aur builder ke legal fees bhi hote hain. Possession ke time toh aur bhi surprises aate hain.
1.5Cr for a 3BHK in Whitefield sounds reasonable given current rates, but I'm worried about the other costs. Stamp duty kitna lag jaata hai roughly? Is it a fixed percentage of the agreement value?
Prestige ke saath negotiation? Bhai, bhool jao. Unka price almost fixed hi rehta hai, especially for popular projects. Max to max kuch small interior upgrades mil jayenge, cash discount toh nahi milega. All-in cost mein registration, stamp duty, GST, maintenance advance, utility charges, society formation charges sab pakad ke chalo. Bahut badh jaata hai final bill.

Totally agree U1. Mera bhi same experience tha Godrej ke saath Marathahalli mein. Small things only.
