Whitefield hunt: 2BHK or 3BHK investment confusion

Visited Prestige Lakeside Habitat and Sobha Dream Acres in Whitefield last weekend. Both had decent 2BHK and 3BHK options. My budget is ₹1.5 Cr, so 2BHK is easier. Parents keh rahe 3BHK better for future appreciation and rentals. Bengaluru mein 2BHK ya 3BHK, which makes more sense for investment and yield? Kya lagta hai?
