Whitefield investment for NRI — PoA & rental reality?

Whitefield — eyeing a 2BHK project there for investment. I'm based in Dubai, so site visits are tough. Planning to give a Power of Attorney. How safe hai this process for an NRI? Also, what's the real rental yield for a 2BHK in Prestige or Sobha projects there? Advertised yields seem high. Need honest feedback on property management services too.

PoA for an NRI investment in Whitefield? Bhai, that sounds super risky. My cousin almost got scammed in Adigara Kallahalli last year with a PoA.
