Whitefield property: Is infrastructure impact overhyped?

Whitefield — I've been renting near here for 5 years, fed up now. Landlord ne rent phir badha diya. Finally, taking the plunge to buy. Metro extension aur flyovers se kaafi changes aaye hain, right? I'm seeing prices jump like crazy in pockets, especially near Hope Farm junction ya ECC Road. Mera budget ₹80-90L for a 2BHK. Is it still worth it, ya price increase is mostly speculative? Konse areas ne sabse zyada benefit kiya hai infrastructure se?
