Who actually gives the real deal in Sohna?

Did a site visit to Goel & Son's project in Sector 48 yesterday. Property prices Sohna mein toh sky high hain, especially near Golf Course Extn. I work in real estate, but for my own buy, I'm finding it tough to cut through the noise. Brokers are pushing hard. Kya kisi ko pata hai actual price correction zones Sohna mein? And builder ki taraf se milne waale deals aur broker ke through milne waale deals mein kitna difference hota hai? Kon better negotiation karwa sakta hai for a 2BHK around 1.5 Cr? Not sure if direct builder always gives the best price, ya broker ka pressure kaam aata hai.
