5 brokers for a Sohna property, and every single one quoted me a different 'best price'. Honestly, I work in real estate, but buying for myself, I see the game. Broker commissions are just getting added to the price, making negotiation a joke. Direct builder se deal karna is always better, right? Matlab, why pay extra for the same unit? Disagree? Tell me why.

They know which builders are reputable, which projects have RERA issues, and can negotiate better terms because they bring volume. U4, I understand your point, but finding that "good broker" is like finding a needle in a haystack. Most are just after their cut. They won't tell you the real issues

I even heard about a case in Baharampur Naya where the builder's official price was 10% lower than what most brokers were quoting. It's a mess, makes you wonder if you're ever getting a fair deal.

Direct builder contact toh mushkil hai yaar, unless it's a very old project ya resale property. Naye projects mein toh unke channel partners hi hote hain.
Bhai, totally agree! I've been looking near Badshahpur and the prices are all over the place. Har broker ka apna rate card hai. It's so confusing for first-time buyers like us.
