Why my Earthcon Sir Syed investment isn't performing
Loan EMIs are kicking in, and I'm stressing about my Earthcon Sir Syed apartment. Jab liya tha, ROI kaafi high dikhaya tha but ab rental yield utna nahi mil raha. Resale market mein bhi lagta hai liquidity issue hai. Kya expect kar sakte hain actual appreciation?

Possession 2015 ka hai na? Tab toh kaafi time ho gaya. Did you check the actual occupancy rate? What's the resale value now, any idea?
Sahi baat hai, connectivity is a major factor. This project is a bit off the main road, which affects rental appeal. Plus, the overall market sentiment in Noida has been down for a while. Don't expect significant appreciation right now
Occupancy is decent, but maintenance is a big headache. Resale for a 2BHK is probably around 50-55L max, if you're lucky, and that too after a lot of negotiation.
Earthcon ka track record toh waise bhi mixed raha hai. Sir Syed project 2015 ka hai, tab market bahut hype pe tha. Logon ko lag raha tha Noida mein sab gold hai. But after possession, real picture saamne aati hai. Rental yields kabhi bhi utne high nahi hote jitne projections mein dikhate hain. Plus, 132 units mein competition bhi badh jaata hai. Budget-conscious buyers like us need to be extra careful.
Haan bhai, same boat! I'm looking at properties in Alpha II and the prices are just insane. Investors are quoting such high rental yields but ground reality is different. Kya karein?
I heard similar stories from people who invested in Alpha II Greater Noida around the same time. The initial hype was huge, but then the promised infrastructure upgrades took forever. Rental demand didn't pick up as expected. Now, many of them are stuck, either selling at a loss or getting very low rentals. It's a classic case of over-promising and under-delivering by the market, not just the builder.
Sahi keh rahe ho. Always check the builder's RERA history and other completed projects. Many developers just make promises without actual delivery. This project's price range of ₹46L-₹68L also seems a bit high for 2015 considering the current market.
Exactly! Finding good tenants is a nightmare these days, especially with so many new projects coming up.
