Absolutely! New launches are often overpriced, especially in prime areas like Sector 49. Builders factor in future appreciation and marketing costs, plus all the RERA compliance delays add to mental stress. Resale properties, on the other hand, are from individuals who might be moving for work, upgrading, or needing liquidity. I saw a 3BHK in New Chandigarh recently, same builder, same amenities, but resale was almost 20% cheaper than their current launch. Plus, you see the actual property, not just a sample flat. So yes, resales are definitely smarter for value, in my opinion.
