Will UER-II truly boost Dwarka property values?

Infra projects like UER-II will completely change the game for some Delhi areas. I work in real estate but buying for myself is different, yaar. I'm looking at a 3BHK, budget around ₹1.8 Cr. Metro Phase IV connectivity is a huge factor. I know what builders don't tell you about future appreciation in areas like Dwarka or Rohini. Kya lagta hai, UER-II se Dwarka ka ROI kitna badhega? Should I focus on IGI Airport Expansion areas instead? Vasant Kunj mein prices already high hain, will they still see good growth from these projects? Any real experiences with these infra benefits?
