Oh man, I was also looking at Windsor Township Phase 3! The RERA number PRM/KA/RERA/1250/304/PR/140622/004976 is there, so it feels legit on paper, but the rental yield calculations they showed me felt like pure fantasy. They kept pushing on the 'completed' status. Is it really completed or are there still hidden delays or issues on the ground that they're not telling us?

U6 is right. Completion doesn't mean occupancy or a thriving community. In the current Bengaluru real estate market, especially for projects without strong amenities or a well-established neighborhood, rental yields are really struggling. People prefer to pay a bit more for areas that are already bustling and have good infrastructure, rather than waiting for a small project to pick up. For a first-time buyer like us, this risk is too high.
U5, it's 'completed' as per RERA and builder, but ground reality is different. Many units are still empty from what I've heard from a broker who deals in that area. That's why the 'ghost society' fear U1 mentioned is very real.
Bhai, I've heard similar things about Windsor Township Phase 3. 50 units is way too small for a 'township', more like a large apartment building. Resale liquidity will definitely be an issue because of that. The price range of ₹42 L – ₹63 L also feels a bit high for a project with such limited scale, don't you think?
Exactly! My colleague bought in a similar small project near Aavalahalli two years ago, thinking it was a steal. Now he struggles to even find tenants, let alone sell it. Resale is a complete nightmare for these niche projects.
