Windsor Township Phase 3 – honestly, investor ROI seems limited. Capital appreciation post-completion has been flat. Rental yields bhi average hain. Resale market ka liquidity kya hai? Change my mind.

What about the actual quality of construction? Is it good for living, not just investment? And is the price still in the 42-63L
I visited a property near Aavalahalli recently and the vibe was similar. Many projects completed but sales are slow, and resale is even slower. It feels like builders are just offloading inventory rather than creating actual value for buyers. This 'investor reality' is probably true for many projects right now, not just Windsor Township Phase 3, especially in areas that are still developing their social infrastructure.
Hmm, I'm a bit surprised by this take. I mean, it *is* completed, right? PRM/KA/RERA/1250/304/PR/140622/004976. For a project in this range (₹42 L – ₹63 L) with 50 units, the initial price seemed decent for an end-user. Maybe the issue isn't the project itself but the overall market slowdown in that particular micro-market? Or perhaps expectations for quick investor returns were just too high for this segment?
Yes, it is completed. I confirmed the RERA status and physical visits also show it's done. But just being completed doesn't guarantee appreciation, especially if the surrounding infrastructure hasn't caught up. Price range is okay, but for first-time buyers, even 42L is a huge commitment if there's no growth potential. U3, to answer your question, possession has been given.
Market slowdown is definitely a factor in Bengaluru right now. My brother bought in Akshayanagar last year, thinking he'd flip it in 2-3 years, but now even rentals are tough to find good tenants for, and prices haven't budged. Windsor Township is similar distance from the city, so I can see why liquidity might be an issue. Plus, 50 units – if everyone bought for investment, that's a lot of potential supply hitting the market at once if they all decide to sell.
Totally agree with the post. I was looking at Windsor Township Phase 3 too, but the numbers just don't add up for capital appreciation. Resale market ka liquidity toh big question mark hai, especially for first-time buyers like us.
Possession mila kya sabko? Ya abhi bhi delay hai, despite it being listed as 'completed'?
Exactly! My agent kept pushing it, saying 'future potential', but jab numbers dekho toh kuch aur hi story hai. I'm worried about getting stuck if I ever need to sell quickly. Kya karein, first-time buyer hain, darr lagta hai ki apna hard-earned money na phas jaaye.
