2 years behind schedule on their last Pune project, I'm seriously worried about Winsomesk Mountain Crest. I'm eyeing a 3BHK there for around ₹80L, thinking about the rental yield and capital appreciation. But if they can't even deliver on time, what does that do to my ROI? I'm currently in a 2BHK and looking to upgrade, but this delay risk is a huge red flag for an investor like me. Their brochure promised possession by 2025, but given their previous track record, I'm not so sure. What's the real rental yield like in that area anyway? Is it even worth the premium if I can't rent it out on time? And what about the resale market later? Anyone got actual experience with Winsomesk's delivery in Pune? Trying to figure out if the price jump is justified.
Since January I've been shortlisting flats for my family, need a 3BHK. Arma Cavansite Phase 2 is ongoing, making me nervous about delays and interior costs. Winsomesk Mountain Crest looks cheaper upfront, but what's the total cost after stamp duty, registration, and fit-out? My wife's priority is a safe, ready home. Which has better schools/hospitals close by for the kids? Anyone have experience with either builder's actual delivery or hidden charges?
