₹3 crore for Wisdom Park was pitched as a no-brainer investment. I work in real estate, but even I'm struggling to see the actual capital appreciation here. For a completed project, I expected better movement. Honestly, the resale market feels dead, not liquid at all. Brokers were promising quick flips, but it's just sitting there. Is anyone else finding the resale potential for Wisdom Park really low? I'm worried about the investor-to-end-user ratio too; feels like many units are empty. Are we looking at a ghost society situation? What's your take on the actual ROI from this project in Pune?
Since last Diwali, I've been looking for a flat in Pune. Kids have moved out, so we need something manageable, low maintenance. My existing property ki resale se fund karna hai. Everyone glorifies ready-to-move for peace of mind, but nobody talks about the insane premium. Wisdom Park, 3 crore ka, versus Kasturi Eon Homes, which is barely 1.2 crore. Matlab, is that 1.8 crore just for no waiting? Seriously? I'm thinking, under-construction mein delays ka risk hai, okay, but total cost of ownership, including stamp duty and interiors, Kasturi mein bahut kam padega. Wisdom Park mein, that price tag means high maintenance and maybe more investors than end-users. Ghost society ka dar hai. Change my mind, is Wisdom Park ki ready possession worth that much extra?
