I've worked in real estate for years, but buying for myself, especially in Delhi, is a whole different ballgame. Everyone says negotiate, but honestly, in Sector 6 Dwarka for a 3BHK around ₹2Cr, how much *actual* discount can one get from builders like Amit Kalra? Log 5-10% bolte hain, but that's marketing BS, right? Mujhe lagta hai secondary market mein zyada leverage hai. Resale mein you can push for 10-15% lower. New projects mein CLPs are better for investor leverage, even with a slight premium. Change my mind.
